Pursuant to the Seaview Estates House Rules, barbecuing and cooking on balconies is strictly
prohibited. This is not only a direct violation of our house rules but also a matter of safety and
compliance with the NYC Fire Codes.
Safety and Compliance Reasons:
For the safety of all residents in our multi-dwelling complex, the NYC Fire Codes require a 10-
foot clearance from anything that can easily catch fire. This includes building walls, deck
surfaces, furniture, drapery, and other items. None of the balconies at Seaview Estates provide
a 10-foot clearance from the building and other surfaces, making barbecuing on your balcony
not only a violation of our house rules but also a violation of the NYC Fire Codes.
Additionally, the NYC Fire Code prohibits the storage of propane gas or LPG containers on
balconies
Penalties for Violations:
Residents who are observed barbecuing on their balconies will be subject to a $500 fine for this
violation. This fine will be added to your account as an additional common charge and will be
subject to all late fees and legal collections permissible by the by-laws of the condominium.
If you currently have a grill with a propane or gas tank on your balcony, we urge you to remove
it promptly to avoid any potential violations and fines.
